Building Guidelines

Building guidelines have been established by Soma Bay for the benefit of all residents of the community with the aim of adhering to the standards of development which will preserve the quality and "looks" of Soma Bay. The objectives of the guidelines are to maintain a low density of construction, preserve view corridors and to secure the privacy of residents. Some of those are summarized below:

  • The ground floor footprint of each villa is to conform to the Soma Bay Master Plan and must not exceed 25% of the area of the villa lot.
  • Each villa should maintain a minimum set back of six meters from each side-border i.e. a distance of at least twelve meters is to separate villas from each other.
  • The footprint of the second floor, if any, of a Bay Villa should not exceed 50% of that of the ground floor.

General Services & Costs

Soma Bay Company will provide general services, including essential services such as garbage collection, site maintenance, and security provided against the payment of a modest annual fee. Non-essential services such as gardening, pool maintenance and housekeeping will be provided at the election of each homeowner, to be priced according to the services required. Electricity and water are metered and charged to owners as consumed.
